Only a few details about the 3450 Dufferin development have been confirmed by the developers. Here’s what we know so far:
The three towers will be connected by a shared podium base, which will also contain mid-rise townhouse residences. In total, the current proposal includes 1,044 residential units, broken down as follows:
- 31 studio units, averaging 410 square feet (38 square metres) in size
- 743 1-bedroom units, averaging 550 square feet (51 square metres)
- 209 2-bedroom units, averaging 675 square feet (63 square metres)
- 61 units with 3+ bedrooms, averaging 1,225 square feet (114 square metres)
These towers are expected to reach 37, 33, and 29 storeys respectively, with the 37-storey tower featuring mixed hotel and residential space. The 33-storey tower will be dedicated to condominiums, with the 29-storey tower housing office and commercial space.
The podium base connecting the complex’s three towers will include 6-storey low-rises, which will serve as the home of multi-level townhouses. These townhouse residences will rest atop ground-floor retail and restaurant spaces, which will front onto a private roadway.
In addition to an upgraded local road network, the 3450 Dufferin project will also benefit the immediate neighbourhood through the construction of a beautiful landscaped public park measuring about 19,400 square feet (1,802 square metres). This park will be situated in the site’s southwest corner, marking the culmination point of the three towers’ gradual descension along the curvature of the eastbound Highway 401 ramp.
A beautifully landscaped public park space with a large open area has been proposed for the western portion of the property.
Future mid-rise and Town Homes to the south of the towers are also in discussions for future development which would further improve access to the site by vehicle from Dufferin Street.
